Clarity is a property finance consultancy based in London. We specialise in development finance, bridging loans and Buy-to-Let portfolio refinancing. Our client base is largely made up of SME developers whose reach extends nationwide.
We believe there is great mutual benefit in working closely with agents. The ability to cover the residential development cycle starting with land acquisition, bridging finance, development finance and Sales & Lettings is an exciting prospect that benefits all parties involved, and streamlines the process for our clients.
How can you help us?
We want you to introduce us to motivated SME developers in need of finance in return for a percentage of our fee. Whether these developers are;
Looking for land
Have purchased land for development
Need to refinance the construction of an existing project
Looking to refinance the terms or structure of their development exit (for example, from Sale to BTL)
Looking for/have purchased a property with heavy refurbishment potential
Looking to finance or refinance Buy-to-Let portfolios.
How can we help you?
A referrals partnership will help drive business both ways.
Depending on the level of information provided and your relationship with the developer, we will pay you a referral fee between 20% and 40% of our fee. However, referral fees are not the only way we could be of benefit to you;
We work with developers and lenders across all regions of the UK, and our clients are continuously searching for development and refurbishment opportunities. If you have land or property on or off market that presents a good opportunity to our clients, we will refer motivated applicants to your listings.
If a client is looking for an agency to list with for sales or lettings and management, we can introduce you personally and with our client’s permission, provide you with pertinent information, documentation and intimate knowledge of the scheme – further reducing workload and streamlining the Sales & Lettings process.

100 % funded equity deal
This deal is currently pending completion and was introduced to us by one of our asset finance introducers
There client had opportunity to purchase site in London with exceptional potential at below market value but they needed to move very fast and secure 100% equity from a private individual
The scheme was an asset management play involving lease re-gearing, refurbishment, conversion, mansard extension with potential to extend from 7,357 sf to create 9,224 sf - releasing circa £2.5M profit on an initial investment of £3.7M

Finish & Exit Bridging Loan
The client needed to refinance and finish the conversion of a period office building into 17 large high-end apartments, with a GDV of over £5.3m.
Our introducer was another finance broker who had worked up the scheme but needed our expertise to get this deal over the line. The deal was completed within six weeks.

The client is a rapidly expanding entrepreneurial builder in the west midlands originally introduced to us by one of our local agent introducers
The development in question is a multi-phased 92 unit residential build with an end GDV of £21M currently funded to phase 2 with phase 3 (further 36 units) scheduled for June
Current loan secured £4.8M (total future phase loans of £5M)
Introducer fees paid: £14,400
Further fees to be paid: circa additional £12,000
