The Story
Our client had a requirement to release funds from a semi-commercial investment property in North London for the purpose of investing in a seperate development within his property portfolio. His exit from this bridge was either through sale or refinance.
The Funding
Our client needed a bridging lender who could offer the most competitve rates in the market at an extremely volatile time (April 2023) and one who could be flexible in terms of the planned exit at the end of the term.
The Solution
Having extremely close relationships with a large number of bridging lenders allowed us to achieve rates well below the average that was on offer a the time, and successfully refinance in the most appropriate fashion at the end of the term.
The Result
Constant communication with both the client and the lender throughout the term of the loan enabled us to find the right funding solutions at the right time for our clients needs. Releasing cash for a highly lucrative project initially and then successfully and cost efficiently managing the exit from a competitive bridge into a competitive commercial mortgage.
